How Integrating HVAC Design with Rough Installation
Inspections Benefits New Home Builders

New home construction projects are complex, involving numerous systems and
components that must work together to ensure functionality, safety, and long-term
performance. Among these systems, the heating, ventilation, and air conditioning (HVAC)
system plays a critical role in delivering comfort, maintaining air quality, and supporting
energy efficiency. However, there are often disconnects between the HVAC system
designer, the contractor installing the system, and the framer. When this occurs, it can
result in significant field installation discrepancies, comfort and performance issues, and
expensive, resulting repairs after the home is completed.
In a recent build-to-rent project, a new home builder faced ongoing challenges with HVAC
installations. The contractor responsible for installation did not follow the HVAC design
during the rough-in stage of construction, as they worked to accommodate framing and
joist layouts that were not per plan. This led to performance and comfort complaints and
costly post-completion repairs.
To prevent these issues in future phases, Arcxis partnered with the builder to inspect the
HVAC installations during the rough-in stage. These inspections made sure the systems
were installed according to the original design, and because any problems could be fixed
before drywall installation, the HVAC contractor could more easily make necessary
adjustments, ensuring the system worked as intended. Without these inspections, the
builder could have faced over $1 million in repair costs and unhappy tenants dealing with
comfort issues, similar to the prior phase.

“Our inspections at the rough-in stage found that the installation would
cause significant performance problems. Air flow was constrained, and
static pressures were too high. By partnering with the builder to ensure
quality installation in line with the design, we helped them keep their
commitment to their investor and tenants.”

Integrating HVAC Design and Rough Installation Inspections
Arcxis’ integrated solution—combining HVAC design with rough installation inspections—
eliminates these costly issues. This approach emphasizes early collaboration with HVAC
professionals, engineers, and design teams to finalize the HVAC layout during the initial  design phase, including duct placement, system sizing, airflow
management, and vent locations. Our rough installation inspections at
frame stage also ensure the HVAC system is installed correctly and
operates as designed. Identifying discrepancies early allows for quick
corrections and prevents errors from compounding late in the process.
The result is a high-performing HVAC system that enhances comfort,
reduces rework, and protects builders from costly post-occupancy
repairs.
